149 N. Stone represents an important part of Tucson architectural heritage, but had suffered years of neglect and several remodeling projects that did not support the initial design intent. This project entailed adding much-needed office space for City of Tucson departments. A key issue was to refurbish the building as part of the city’s Rio Nuevo initiative to revitalize downtown Tucson. WSM Architects worked with the City to develop a list of project goals, preparing estimated costs for these objectives to help the City prioritize and determine bid alternatives for construction, and completed an evaluation of the existing curtain wall system in order to provide the best value within the budget. The project was completed in three phases. Phase I was a complete demolition of the building’s exterior finishes, all interior partitions, mechanical and electrical system retrofit, and asbestos abatement. The intent was to prepare all floors for tenant improvement, providing rough plumbing, electrical and mechanical systems, and all fire protection. Phase II was the tenant improvement for the Department of Transportation, located on the main floor. Phase III provided the tenant improvements for the remaining three floors.
